    My booking paper did not go through at the time of booking in which was around 6PM.

    Owner showed simpithy and was very considerate as we we had to cut short our stay due to a death in our family. Normal cancelation fee was waved as our circumstances were extenuating.

    Close by to the freciynet national park, and on the beach itself.

    My room seems not to have seen a good dusting for some time I could write in the dust and read it clearly, it played havoc with my sineses,maybe less tizzy lacey things and just some more regular basic cleaning would be good.

    Due to timing, restaurant in hotel was closed. It would be difficult for older customers to get luggage up staircase to rooms in Amos House. Creaky stairs/floorboards.

    THe location is amazing, with views over the Great Oyster Bay over to Freycinet National Park.

    The walls are very thin and I had noisy neighbours. Also the bed or mattress seemed to be on a slant I couldn't sort out, but it wasn't a big enough deal to bother anyone with.

    stayed at amos house wouldnt recommend to anybody

    room to small cant swing a cat in it and it is up for sale,so no restuatant .

    It was right next door to the beach, however we were there in the winter so the beach was not the reason for our visit to Swansea.

    The room was 10 x 10 at the most, with a double bed in it. Not muc toom to negotiate two people. One side of the bed had a concave section on one side making it hard for two people to sleep comfortably. One person was down in a well that wasn't person sized. The tv only had 3 channels and they were all too fuzzy to allow us to see what was actually going on. We arrived late to stay overnight during a trip down the coast and were looking forward to dinner and a movie in the hotel. The restaurant wasn't open during the time we were there, so we had to go out to eat. And I already mentioned why we couldn't watch a movie. The room smelled like bug killing sprray, and there was a can of it in the closet. There was only a very narow staircase to cart our luggage up to the room. We ended up unpacking our suitcases in the car in the dark, and only bringing up essential items. For $95 per night we should have had much better, it was listed as 4 star accomodation on the website we booked through. And as we drove there was a sign by some lovely cottages, Standby rate $60.00. I would not recommend a stay at this location.
